Foreign Investors have long been an important part of the Real Estate industry in Florida. From Miami to West Palm Beach - From Argentina to Quebec, and that’s just counting the “Americas”! … Foreign Investors from the Americas as well as Europe, Great Britain and the Middle East are continuing to see the value of buying property in Florida.
Now with prices down and Mortgage interest rates still low, Foreign Investors are interested in Buying MORE property in Florida.
I do not just mean buying AGAIN…I mean buying multiple properties at once! Investors are finding bargains and so they are leveraging their purchases to buy 2 or more properties with the same down payment as they would have used 2-3 years ago.
Some investors are even buying smaller properties but more than one at a given time!
The advantages of buying multiple properties are fairly simple and include:
- Diversification of the Investment
- Multiple Revenue Streams
- Lower total vacancy rates
- Management costs averaged over multiple tenants
- Easier exit with lower cost properties
- Higher returns in some cases as the rental rates are still relatively low
- Better cash flow than higher priced properties
- Easier in some cases to finance with a Mortgage
With all these reasons in mind, it is natural that Foreign National Investors would be interested in buying more and more property while the dollar is still weak.
